The properties Städtisches Kaufhaus and Reclam-Carrée are 46% financed by a bank loan, 39% by the Bloxxter investment and 15% by equity. The total Bloxxter investment is registered as a land charge in the rank directly behind the financing bank. According to current value appraisals, the value of the properties today is around 13% higher than the sum of bank financing and Bloxxter Investment. If property values remain stable, the value will rise steadily to around 20 % by 2025 due to the ongoing repayment. This would increase the initial risk buffer from 13 % to 20 % within five years.
